Non-Credit Course

Gain an understanding of the phases, procedures, and complexities of developing and redeveloping various property types, including multifamily, office, and mixed-use real estate. Topics covered include an overview of the real estate development process; assembling the team; project stakeholders; market analysis and site selection; land use; regulatory environment; entitlements; public private partnerships; environmental review; marketability and design considerations; hard and soft cost budgets; project pro forma; feasibility study; the raising of equity; interim and permanent financing; construction considerations for the owner; marketing; leasing; property stabilization and management. Students will have the opportunity to see concepts in practice as we take site visits.

Skills/Learning Outcomes

The objectives of this course are to help you to:

  • Understand the development process from beginning to end, as well as the basics of value creation in real estate.
  • Understand the roles of the development team members, the key components of the development sequence, and the relative importance and interrelationships among these elements.
  • Gain familiarity with the functional skills necessary to evaluate the feasibility of real estate projects, navigate development challenges, and make informed decisions from start through completion of a real estate development project.

Instructor Bio

With over 25 years of expertise in managing complex real estate transactions from initial concept to completion, Stephen Soler brings a wealth of knowledge to every stage of the real estate process. His experience spans from straightforward residential mortgage applications to intricate tax credit syndications and non-rated tax-exempt bond issuances. Skilled in coordinating multi-tiered real estate development, he has also led political strategy, crafted comprehensive business plans, and arranged sophisticated financings through both public and private sources, all while executing ambitious development projects.

As Managing Director at Stockbridge Realty Advisors, LLC, he has overseen numerous projects since 2012. In addition, his commitment to education and industry development is evident in his teaching roles at Fordham University, New York University, and Baruch College, where he has taught for over a decade. His areas of specialty include financing for complex transactions and transforming brownfield properties into sustainable developments, sharing with students and clients alike a practical, solutions-oriented approach to real estate and sustainable urban development.

Tuition

Residential: $1,650.00 (2024 rate; 2025 rate will be available by December 15)
Tuition for the residential program includes the course, course materials, housing, meals, and excursions in and outside of class. Move-in is Sunday afternoon, the day before classes begin. Please click here for a more detailed calendar of important dates.

Commuter: $1,225.00 (2024 rate; 2025 rate will be available by December 15)
Tuition for commuters includes the course, course materials, lunches, and excursions in and outside of class. Additional meals are available on a pay-as-you-go basis.

Students may wish to bring funds for incidentals, shopping at the Fordham Bookstore, souvenirs, and any personal items they wish to purchase.

Application deadlines:

Course and housing: April 15, 2025; course only: May 15, 2025. Please note that admission decisions are rolling until the class is full, and course caps are around 20 students. Apply by April 1, 2025 to be considered for a limited number of need-based discounts. We recommend early application.

Application Requirements: this non-credit course is open to high school students who have completed their first year. The course is recommended for those with a 3.0 or better. No prior experience with the subject matter is required.

To apply, you will need a copy of your high school transcript and your fall report card if the grades are not reflected on your transcript.

If you are applying for housing, a brief letter of recommendation from a guidance counselor, coach, instructor, or supervisor, attesting to your maturity and responsibility as a student is required.
